Reminders from the ARC Committee
A general reminder to all residents that ANY modifications to the exterior of your homes and to your lot needs ARC approval. This includes adding extra security lighting to the exterior of your home. Please reference the 
Brandon Hall ARC Standards document prior to submitting a request as this will help guide you on what is and is not acceptable in the neighborhood.  The Brandon Hall Declaration of Covenants, Conditions, and Restrictions, requires that submittal and approval of this Application is needed prior to beginning any modification to the exterior of your home or yard, including painting, landscaping, lighting, pools, play sets, basketball goals, fencing, roofing, and other maintenance type items.

Please use the link below to submit an ARC request. Be sure to fill the form out with as much detail as possible in order to expedite a decision by ARC in a timely manner. ARC reminds all homeowners looking to replace their current roof that the new shingles must be the architectural type, no 3-tab type like the ones used on the original homes. Your new roof must not match the homes on either side of your home, as well. ARC reminds all homeowners that redwood stain is not an approved deck or fence color. Due to the increase in home modifications,
please allow 2 weeks for processing and work approvals.


GENERAL CONDITIONS

The Brandon Hall Declaration of Covenants, Conditions, and Restrictions, requires that submittal and approval of this Application is needed prior to beginning any modification to the exterior of your home or yard, including painting, landscaping, pools, play sets, basketball goals, fencing, roofing, and other maintenance type items. Each Brandon Hall owner is subject to these covenants. 
The Covenants can be found here.   You are responsible for proper drainage design and any problem which may occur on a neighbor’s lot resulting from your drainage improvements. Carefully scrutinize all drainage plans and consult a drainage professional. Though neighbor approval is not required, depending on the improvement, the Association may solicit your neighbors regarding your submission and consider their input as part of the review process.

The ARC has 45 days from submission date to approve or reject the modification request. A fine will be charged if the modification is carried out without approval or if the modification does not follow the guidelines. This can also result in possible removal. Forsyth County may require plan review or permits for certain types of improvements. The owner is solely responsible for fulfilling any review, permit or code requirements. City or County approval does not constitute Brandon Hall approval. Copies of said approvals must be submitted once received by the City or County.

Any changes to approved modifications must be resubmitted for review. Failure to do so will Void the original approval.
All modifications must begin within 6 months of approval and be completed within 120 days of the start date or modifications must be resubmitted.
